Project Management

Whether it is a new store or a remodel project, robust construction project management is critical to an efficient, effective refrigeration or HVAC system. Even the best equipment cannot perform to specifications unless it is installed by a technically experienced team with proven project management experience and proven processes. With over 40 years of Sr. Management construction experience, our technical expertise and project management processes ensure that every system is constructed on time, per specifications, and is operating at peak performance from the start. Critical to our history of successful project execution is our ever-evolving project construction project management process which includes the following key stages:

  • Construction Sales Stage
    • During this initial stage, manpower scheduling and availability is confirmed with operations leadership to ensure appropriate staffing if the project is awarded; a bid is developed and project details are entered into SalesForce.corn for visibility, tracking, sales forecasting, and operations resource planning; if the bid is won, the process moves to the next step
  • Sales-to-Operations Turnover Stage
    • During this critical meeting, the project is officially "turned over" from sales to operations for project execution. Sales, operations and engineering teams review project details to ensure a thorough understanding of all requirements including logistics, technical and timing.
  • Operations - Prep Work Stage
    • The Director of Installation assigns the project foreman, construction manager and team members based on project size, complexity, timing and location; the project foreman completes a detailed take-off so that all materials and rentals can be ordered and scheduled by the purchasing team; the project Foreman and Construction Manager attend the jobsite collaboration meetings with the customer, General Contractors and other trades to review project details, and identify and mitigate any known issues prior to execution.
  • Operations - Project Execution
    • The foreman works closely with the purchasing team to coordinate the receipt of materials; using iPads, the Construction Manager and Foreman monitor the project on a daily basis using project-specific "Foreman Reports" that provide real-time progress on project execution. Key metrics include cost, timing and percent-of-completion. Our "real-time" project monitoring tool, allows anomalies to be quickly identified and escalated to the Foreman for immediate mitigation to keep the project on schedule; any out-of-scope work (i.e., a change order) is discussed with the customer prior to executing the work; this process helps mitigate misunderstandings later in the project; RFIs are evaluated and submitted with the cooperation of our sales team to ensure the customer's best interests are a continued focus during the entire construction process.

    • To help protect our customers' major investment in a new or remodeled system, Source developed an exclusive Right Start™ program which is designed to optimize the system's performance during initial start-up.

Right Start

Installing a new or remodeled refrigeration or HVAC system is a major investment. Source's exclusive Right Start™ program is designed to help you protect this investment by optimizing your system's performance during initial startup. Our team of Right Start Certified technicians is extensively trained to test, analyze and adjust your system to exact manufacturer or owner specifications to ensure ultimate performance from the beginning.

What is Right Start?

Right Start is a proprietary, comprehensive, multi-step start-up program that covers every facet of your newly installed system.

Key steps of the program include:

  • Pressurization - verification that all racks and systems hold the appropriate pressure
  • Evacuation - all racks and systems are pulled into a vacuum and held at customer-required levels for a specified period of time
  • Electrical - all electrical connections are visually checked and tightened, as needed
  • Refrigerant charging - we break the vacuum with the refrigerant and charge it
  • Compressor startup - we perform compressor startup while adding refrigerant to fully charge the rack
  • System startup and verification - each individual system is verified during startup
  • Rack control - we set controls and verify operation
  • System balancing - we balance temperatures within the systems
  • Check and verification of systems - we verify that all racks and the attached systems have been configured, adjusted and commissioned to manufacturer or owner specifications
  • Documentation - we complete and deliver all required paperwork

Refrigerant Conversions

The movement to convert HCFC refrigerants to HFC refrigerants started back in 1989 when the Montreal Protocol on Substances that Deplete the Ozone Layer first went into effect to ultimately eliminate the production and use of CFCs and HCFCs, worldwide. The protocol requires elimination of the production and use of HCFCs by 2020. In the U.S., the Environmental Protection Agency (EPA) established specific regulations to implement the Montreal Protocol, which incorporates a "stair step" approach to eliminating HCFC production and use. The EPA has issued several more aggressive amendments to their original regulations, driven in large part by the global warming effect of HCFCs.

The most recent EPA amendment issued in January 2012, resulted in R-22 refrigerant costs doubling almost overnight! With significantly higher costs, R-22 supply shortages eminent, and 2020 right around the corner, the time to plan and execute your refrigerant conversions is now! EMS

One the most effective ways to manage energy consumption in a grocery store or industrial facility is to install an Energy Management System (EMS). An EMS is the foundation of any retailer's energy and maintenance reduction strategy. Today's leading EMSs are designed to provide complete control of building and refrigeration systems including: compressor groups, condensers, walk-ins, HVAC units and lighting. In addition to monitoring and reducing energy usage across equipment types in the store, EMS also provide for a gradual, automated starting-up and stopping of energy usage at the beginning and end of a store's operating hours. These systems also control energy usage to avoid spikes in demand that are costly for both a retailer and the broader energy grid.

LED Lighting

Lighting in grocery stores represents about 13% of the electricity consumption, not including the impact on cooling loads. Lighting retrofits to LED lights can save 30 to 60 percent on lighting energy as well as 10 to 20 percent of cooling energy when compared to traditional, fluorescent lighting.

In addition to energy savings, today's LED lighting plays an important role in creating an inviting shopping experience and increasing sales through better product illumination. Advances in LED lighting technology now offer grocery stores an option to fluorescent lighting that produces better lighting, especially in refrigerated display cases because LED lights perform very well in cold temperatures. In fact, research has shown that customers find LED lighting in freezers to be "brighter, more even, more appealing and more comfortable." Packaging and food colors are brighter and more attractive to shippers. Additionally, LED Tube lights will only need to be replaced once every 10 years reducing maintenance and recycling costs.
